MAIN LIVING AREA

The main living area is upstairs and open-plan with lounge, dining-room
and fully fitted kitchen.

Double doors open up onto a verandah with an alcove seating area, looking
across the garden courtyard and across the valley.

In the lounge there is a log-burner  that heats the water in winter and feeds
into radiators throughout the house for winter heating.

Solar panels heat the water during the summer, so there is ample hot water.
If needed, the Solar can be switched to mains electric to supplement the
hot water supply.
SLEEPING AREA

Two double bedrooms are downstairs in what were the "Adegas".  Both sleep three people
comfortably, with one double bed and one single bed in each room.  We are happy to
accommodate sleeping arrangements to suit, ie change beds around, and/or replace
double beds for single beds.  Bunk beds are also available on request for children sharing.

Both bedrooms have double doors which open up into the courtyard.  One bedroom has an
en-suite bathroom, and there is a separate bathroom with shower.
KITCHEN

The kitchen if fully fitted with gas hob, electric
oven, fridge, separate freezer and microwave.  
Toaster and kettle.

All cooking utensils, crockery and cutlery provided.

There is a separate laundry room outside with
washing machine and ironing facilities.
COURTYARD GARDEN

The house has a south facing courtyard
garden, walled gated and private.  

"Al Fresco" barbecue and eating area.

All we ask is you keep the flowers and garden
well watered, as this is still being established.
Water supply from garden tap with hose
attachments.

For the more adventurous, their is a piece of
land in the front of the property which is slowly
being cultivated into a healthy vegetable
garden.
Mains electricity and mains water.  Nearby font for fresh mountain water.  TV with video player and large selection of films.  Included in the price is a weekly cleaner.

Centrally located,  this property is in a peaceful hamlet between the towns of Vila Nova de Poiares (10 minute drive) and Gois (15 minute drive).  
Nearby is the N17 which leads direct to Arganil (25 minute drive) and City of Coimbra (40 minute drive).  
Across from the property, a short-cut takes you to Serpins, (10 minute drive) where there is a rail link into Coimbra City for all main connections within Portugal.
The town of Lousá is a half hour drive away.

There is a local village "Convivio" (social bar) open during the summer months, lunchtimes, evenings and weekends.  Within walking distance.
A new "Supermacardo" (supermarket) has recently opened nearby (5 minute drive) without having to go into the main towns.

Both the towns of Gois and Vila Nova de Poaires host all main facilities, banks, 24 Hour Clinic, shops, petrol stations, post offices, etc., along with numerous traditional
restaurants and cafes.  And of course there is river swimming and outdoor barbecue areas in and around Gois.
